Two Grove Cities, Two Kinds of Asphalt Work
The older Grove City — the blocks around the Town Center on Broadway and Park Street, and the neighborhoods that filled in through the 1950s, 60s and 70s along Grove City Road, Hoover Road and Demorest — is a paving market of narrow, long driveways. Many of those lots run deep, with a detached garage set well back and a single-car drive running the whole length beside the house. Some of them are sixty or eighty feet of asphalt serving one car.
Those drives have usually been resurfaced at least once, often more, and frequently over something that started as gravel or chip-and-seal. Each layer raised the drive a little above the lawn beside it, and eventually water stopped running off the edge and started running along it, soaking the shoulder and undermining the slab. When a drive stands proud of the surrounding dirt by two or three inches, another overlay is the wrong answer.
The newer Grove City — the build-out south and west along Hoover, Borror, White and Haughn, and the golf-course and pond subdivisions that came after — is the opposite problem. Wide two- and three-car drives, short runs, uniform builder spec, and a whole neighborhood's worth of original asphalt reaching the same age simultaneously. Those are straightforward jobs with predictable failure patterns, and the deciding question is nearly always whether the aggregate underneath is still intact.
Asphalt built properly over six to eight inches of compacted aggregate runs fifteen to twenty years around here, longer if it is sealed sensibly and the cracks are kept shut. A builder-minimum drive gets nowhere near that, and the difference shows up in year twelve rather than year two.
Clay That Holds Water, and Ground That Does Not Help
Southwest Franklin County sits on the same glacial till as the rest of central Ohio: heavy clay that holds water instead of draining it, swells when saturated, shrinks in a dry spell, and lifts when it freezes. Grove City ground is flat to gently rolling, which means driveways get very little help from gravity. Between the Scioto to the east and the Darby drainage to the west, this is not ground that gives water up quickly.
That shows up as ponding, and ponding is what actually kills asphalt here. A low spot that holds a half inch of water for two days is feeding every hairline crack in that spot and softening the base beneath it. In a wet spring a puddle that never fully dries will turn a small surface crack into a pothole in one season. The surface does not fail because it was thin. It fails because the water had somewhere to sit.
Freeze-thaw finishes the job. Central Ohio crosses 32 degrees dozens of times over a single winter, and it is the crossings rather than the cold that cause the damage. Water enters a crack, freezes, widens it, thaws, and penetrates further next time. Under the drive, saturated clay does the same thing at a larger scale, heaving in December and settling in March, which is why long older drives in the mature neighborhoods develop a wave in them.
Road salt gets blamed for more than it earns. Salt does not eat asphalt. What it does is keep the surface cycling through thaw and refreeze on days that would otherwise have stayed frozen, and that extra cycling is the damage. Brine tracked up a drive on tires from the county roads has the same effect. The defense is the same either way: keep water out, which means keeping cracks shut and keeping the grade right.
The Rickenbacker Corridor and Truck-Loaded Pavement
Grove City sits on the western edge of one of the busiest freight areas in the region. The Rickenbacker inland port and the distribution buildings strung along that corridor pull loaded trucks through the southwest side of the county all day, and that traffic does not stay on the highway. Building that pad heavier — or putting concrete in the footprint and asphalt everywhere else — costs more once and much less over ten years.
Striping belongs in the same conversation. Any lot that gets sealcoated needs restriping afterward, and the layout includes accessible stalls with their access aisles and fire lane markings where the property requires them. On a yard that has to keep operating, the work can be phased area by area so trucks always have a way in and a place to turn.
Long Lots, Detached Garages and the Older Streets
The deep-lot drive is the signature residential job in older Grove City and it has its own quirks. It is long, so the square footage is real. It is narrow, so there is no room to swing equipment. It usually runs between the house and the property line, so the crew has a fence on one side and siding on the other and perhaps nine feet between them.
That geometry drives real decisions. A paver may not fit, in which case the mat gets placed differently and hand work goes up. The roller has to be sized to the space. Converting that to asphalt is a base job. Old gravel is mixed with soil, has no consistent depth, and has to be excavated and rebuilt rather than simply covered.
Repair, Sealcoat, Overlay or Replace
These are four different jobs at four very different prices, and getting the category right is most of the value in an honest estimate.
Repair is targeted. Crack filling anything wider than a quarter inch before winter, cutting out and rebuilding a failed section full depth, patching where a delivery truck broke through at the apron. On a drive or a lot with real life left in it, this is the correct spend and it is not expensive.
Sealcoating protects, it does not repair. Every two to three years on a healthy surface is the useful cadence; every year is wasted money and eventually produces a thick brittle film that cracks on its own. Give fresh sealcoat 24 to 48 hours before traffic and longer when the humidity is up, which in an Ohio July it usually is.
Overlay is a new layer over the old one, and it works when the base is sound and the existing surface is stable enough to become part of the structure. Replacement means removing everything, correcting the base and the grade, and rebuilding. The line between them is base failure: alligator cracking in a connected many-sided pattern, soft spots underfoot, sections that pump water when a wheel rolls over them. An overlay on a failed base fails again in the same pattern, usually inside two years.
Commercial Lots, Apartments and Association Drives

The Season, and Why Spring Is Not Always the Answer
Asphalt goes down in central Ohio from roughly April into October. The mat needs ground above 50 degrees and rising. Hot mix laid on cold ground loses its heat before it can be compacted, and asphalt that never got compacted properly will not perform no matter how good it looks the first week.
Everyone calls in March. The result is that spring and early summer scheduling is committed before the weather is even reliably good, and the genuinely best conditions of the year — warm ground, broken humidity, no backlog — often land in late summer and early fall. A homeowner who is flexible about timing gets better scheduling and frequently a better mat.
Sealcoating needs a dry run with warm nights, not just a warm afternoon, and humidity slows the cure more than temperature does. A seal applied ahead of a storm front is a seal that will be redone.
Crack filling is the job that should not slide past the end of the season. Anything wider than a quarter inch takes filler before winter, because those openings are where the water gets in during November and spends the next four months levering the crack wider every time the thermometer crosses freezing.
